The company Juxinyan Import Export from Podgorica plans to build a three-star apart-hotel in the Ilino neighborhood in Bar. It is, in fact, a mixed-type facility that will have apartments, that is, accommodation units intended for tourism, then apartments, business premises, but also additional facilities such as a wellness and spa area, an outdoor pool and the like.
The investor submitted a request to the Environmental Protection Agency for a decision on the need to prepare an Environmental Impact Assessment Report.
As can be seen in the document, the obelata will be variable in height from 2Po (3Po)+P+3 to 2Po+P+10, atrium type and is made of four lamellas, i.e. of blocks (block A, block B, block C, block D), which form a single functional whole. In one part of the building, a (smaller) third floor of the basement -3 is planned.
The construction of an apart hotel is planned on the part of UP 18 and UP 19, KO Novi Bar, within the scope of DUP Ilino. There are no buildings on the site.
The total area of the plots is 5,733 m2, while the total gross construction area of the newly planned building is 23,996.02 m².
The location is equipped with the existing common room on the north-eastern side of UP 19, while the common room on the north-western side of the site is planned with a detailed urban planning project.
Vehicle parking is provided exclusively on the underground floors. On the basement floor -1, there is a parking space for 151 vehicles; on the basement floor -2 there is a garage space for 143 vehicles, as well as an additional 13 PM on the mezzanine level -3; which is a total of 307 parking spaces.
